To make closings even more convenient for our customers, we offer several different options for your real estate closing.

In-Office Closing

Our standard real estate closings take place in-office at any of our Bluegrass Land Title locations in Kentucky. Here, buyers, sellers, and other representatives (which may include an escrow officer, realtors, and lenders) meet in person to sign the closing package and close the real estate transaction.

Features of an In-Office Closing

  • Closing is held in one of our beautiful Bluegrass Land Title offices. Every office is unique and appointed with decorator touches. 
  • A personalized closing experience. We display photos of the home or property on the screen in the closing room, offer special drinks and snacks, and can provide other special touches on request.
  • A relaxed atmosphere and comfortable setting. 
  • On-time and efficient closings. We know your time is valuable, and we never want to keep you waiting.

Additional Closing Options

Traditionally, all parties meet together at the same time at the same location to close the real estate transaction. However, we can accommodate requests for:

  • Flexible hours 
  • Split closings: Buyers and sellers close at different BLT locations
  • Separate closing times: Buyers and sellers close at times. Note: the sellers must sign the closing package before the buyers.

Digital Closings

Close your real estate transaction from anywhere in the world! Bluegrass Land Title utilizes Notarize.com and Remote Online Notarization to facilitate digital closings for our clients. Digital closings are both convenient and secure. 

Features of Digital Closings

  • You can use Notarize anywhere in the world, whether you’re out of town for vacation, at home in your pajamas, or in the middle of a busy season at work
  • Minimize delays to closing due to travel or illness
  • Bank-level security for Remote Online Notarization
  • Identity verification through Proof

Limitations and Fees

You must be a United States citizen with a 6-month credit history to close digitally. There is a $99 fee for our digital closings.

Digital closings are best for both buyers and sellers of cash transactions or sellers in financed transactions. Digital closings are not available for buyers who are financing their home or for refinances.


Remote Closings

Mail your closing documents to Bluegrass Land Title from anywhere through the use of a mobile notary.

Features of Remote Closings

Remote closings are straightforward and easy. 

  1. BLT hires a mobile notary to meet the client to sign the closing package.
  2. We email the closing package to the notary.
  3. The notary mails the closing package back to Bluegrass Land Title that same day.

Fees and Limitations

Remote Closings are an additional $200. This option is best for buyers with a financed transaction or for refinances.  

If you are closing a remote transaction, you cannot:

  • Hire your own notary. Bluegrass Land Title will hire a vetted notary to meet you at your convenience.
  • Have a split buyer closing. If both buyers cannot be present in the same location to sign the closing package, you will need to use a Power of Attorney.

Mailaway Closings are not a cost-effective option for any party in a cash transaction or for sellers in financed transactions. For these individuals, a digital closing is a better choice.


Travel Closings

A BLT representative will travel to a location of your choosing to close the real estate transaction. We offer travel closings to locations within one hour of one of our Kentucky Bluegrass Land Title locations

Features of Travel Closings

Travel closings provide flexibility for clients who live within a Bluegrass Land Title market. 

  • Close at more traditional locations such as banks, real estate brokerages, or offices
  • Close at non-traditional locations such as homes, libraries, restaurants, or the hospital

If you need a travel closing, please contact your escrow officer for more information. If you live outside a BLT market, a digital or mailaway closing is a better choice. 


Frequently Asked Questions about Closing

I planned to close in a BLT office, but I now have to travel out of town for work. What should I do?

The first thing you should do is contact your escrow officer to let them know that your plans have changed. But don’t worry - your closing may not have to be delayed. If you are a seller or a cash purchaser, a Digital Closing is an excellent option. Buyers financing their purchase or closing a refinance should consider a Mailaway Closing. 

Is there an additional fee associated with the different closing options?

There is a small fee associated with Digital and Mailaway Closings. Contact your escrow officer for more information. 

How can you be sure that a digital closing is secure?

We utilize Remote Online Notarization through Notarize.com, which is backed by bank-level security features. We also use Proof to verify the identity of anyone closing digitally. 

Can you perform closings outside of Kentucky?

Yes, we can perform closings anywhere! This is particularly helpful for sellers who are moving out of town before closing day. Contact us today to learn more about your options for closing outside of Kentucky. 

Can you accommodate split closings?

Yes, we can accommodate split closings.

  • Buyers and sellers can close at two different Bluegrass Land Title locations
  • Buyers and sellers can close at different times at the same Bluegrass Land Title location


In split closings, the seller must sign the closing package before the buyer.

Why can’t I hire my own notary for my mailaway closing?

BLT must hire a vetted notary for your Mailaway Closing to ensure that the closing is secure and legally compliant. This is for the protection of all parties.
