What is a Residential Closing?
A residential closing is the final step in the home buying or selling process. It's the moment when the ownership of the property is transferred from the seller to the buyer. This process includes the signing of documents, payment of fees and costs, and ultimately, the handing over of the keys.
We manage all aspects of the residential closing process. Our goal is to ensure that everything goes smoothly, from the initial contract to the final signature. We handle all the necessary paperwork, coordinate with all parties involved, and ensure that all legal requirements are met.
Whether you're a first-time homebuyer or a seasoned real estate investor, you can rely on us to provide a seamless, stress-free closing experience.

How long does the closing process take?
The closing process can vary, but at Bluegrass Land Title, we strive for efficiency. Our closings typically average 40-45 minutes, which is significantly less than the industry norm. Our dedicated team works diligently to ensure all paperwork and legal requirements are met promptly.
What documents will I need to bring to closing?
Typically, you'll need to bring a government-issued photo ID. If you're required to bring funds to the closing, they must be in the form of a cashier's check or wire transfer. We will provide a detailed list of what you need to bring prior to your closing date.
What is title insurance and why do I need it?
Title insurance protects your property rights. It's a one-time purchase at closing that provides coverage for as long as you or your heirs own the property. It protects you from hidden hazards and human error that might not have been discovered during the title search process.
What is a deed?
A deed is a legal document that transfers ownership of the property from the seller to the buyer. It includes the names of the old and new owners and a legal description of the property.
What is a note?
A note is a legal document signed by homebuyers during the closing process. It contains the terms of the agreement, such as the amount borrowed, the interest rate, the lender's name, and the borrower's obligations.
What is refinancing and how does it work?
Refinancing involves replacing your current mortgage with a new one, typically with better terms. It can help lower your monthly payments, shorten your loan term, or allow you to tap into your home equity. At Bluegrass Land Title, we make the refinance process straightforward and easy.
What is an earnest money deposit?
An earnest money deposit is a deposit made by the buyer towards the down payment as a sign of good faith when entering a contract. It's typically held in an escrow account until closing. At Bluegrass Land Title, we offer several options for depositing your earnest money.
Can I close remotely or do I need to be present?
We offer flexible closing options to suit your needs, including remote closings (RON), mail-away closings with coordinated notaries, and in-person closings at our offices or at your location.
What happens if there are issues with the title?
If issues arise during the title search, we will work diligently to resolve them before closing. This could involve clearing liens or resolving boundary disputes. Our goal is to ensure a clean title transfer and protect your property rights.
