Earnest Money Deposit Options
As your title and closing company, BLT holds earnest money deposits safely in escrow until closing. Each earnest money deposit option is designed to be straightforward and easy. And you’ll always have the peace of mind that your EMD is right where it needs to be. All you need to do is choose the option that best suits you.
BLT EMD
We’ve developed a proprietary app as a cost-free, easy way for Agents and Buyers to send an Earnest Money Deposit using a physical check. BLT EMD works the same way as depositing a check using your online bank software. When you use BLT EMD, your earnest money is deposited safely and instantly with BLT. The app is free to download and there are no fees for agents or buyers.

Deposit Link
Deposit Link is the “Venmo” or “PayPal” version of an Earnest Money Deposit. Buyers who use Deposit Link can securely send funds for their earnest money deposit with the click of a button – no physical check is required. There is a $10 charge to use Deposit Link which is charged to the buyer at the time of the deposit. Deposit Link is similar to “Earnnest”, which we are also happy to use for Earnest Money Deposits if needed.
How to Use Deposit Link
- Complete BLT EMD Agreement. All Deposit Link users must have a signed EMD agreement on file with BLT.
- Get your link. After signing your EMD agreement, you'll receive a customized link to initiate your payment.
- Send your payment. Enter your banking information and send your earnest money deposit from anywhere, no check required.
Check Drop-Off
We also offer an old-fashioned check drop-off for our clients who would prefer to deposit their earnest money using a paper check. Just bring your EMD check to any Bluegrass Land Title location during office hours.

You can choose any of our Earnest Money Deposit options to deposit your earnest money at Bluegrass Land Title! All of the options are secure and easy to use; simply choose the option that works best for you.
What are the advantages of choosing a digital earnest money deposit option?
When you choose to deposit your earnest money digitally, you can send your deposit from anywhere and it’s deposited instantly. You’re already busy, so using a digital EMD can save you the hassle of running one more errand.
Are digital earnest money deposits safe?
Yes! All of our digital EMD options feature bank-level security. You don’t have to worry about a thing: your money will get exactly where it needs to go.
Are there fees associated with the online EMD submissions?
The Deposit Link option for earnest money deposits does require a $10 fee that is charged to the buyer at the time of the deposit. The BLT EMD app can be used by agents and buyers at no cost.
Why does the title company hold the earnest money before closing?
The title company serves as a neutral third party that holds the earnest money in escrow before closing, ensuring the transaction’s good faith.
Is a digital earnest money deposit refundable if the deal falls through?
We will need a termination agreement signed by all parties to release the Earnest Money. The earnest money is released to whichever party is outlined in the purchase agreement. Generally, earnest money can be refunded back to the buyer if certain contingencies outlined in the contract are not met.
However, if the buyer backs out of the deal for reasons not covered by contingencies, the earnest money may go to the seller.
