At Bluegrass Land Title, we are dedicated to ensuring that all of our clients have enjoyable, stress-free closings. One way we do this is by employing tools and technology that streamline our processes and enhance the customer experience throughout the entire title and closing process.

What is Qualia?

Qualia is a settlement software that is used internally at Bluegrass Land Title to manage all of our real estate transactions. We also use Qualia Connect to securely communicate with everyone involved in the transaction, including agents, lenders, homebuyers, and sellers. 

Settlement Software

Qualia is used every day by every employee at BLT for every file and for the entire title and closing process. As a settlement software, Qualia facilitates collaboration, teamwork, and in-office communication. Anyone in the office can check a file’s status or make updates to a transaction with ease. Qualia has also helped us to streamline our processes, enabling us to better serve our clients. 

Communication Portal 

Qualia Connect is a centralized hub for communication with all parties involved in a transaction. At login, users have access to a visual progress tracker that helps them quickly see the status of a transaction. Qualia Connect also enables our team to send push notifications and status updates as needed. It features a secure, encrypted messaging portal for easy communication and updates.

At BLT, we encourage all of our clients to use Qualia because it boasts top-of-the-line security features and is straightforward and easy to use. It makes it simple for users to send documentation and ask (or answer) questions about a transaction. Agents and lenders who use Qualia Connect can easily manage multiple transactions, and it’s customizable, so you can add team members as needed.

For Agents and Lenders

If you’ve never closed at Bluegrass Land Title before, just let us know and we’ll help you get started with Qualia. 

  1. Look for your invitation email from Qualia with a setup link. 
  2. Click the link to set up your account. Make sure to use the email address that you always plan to use. 
  3. Once you’ve created your account, you will be able to see your file in progress. You can easily message your escrow officer directly for quick communication. 
  4. Download the app from iOS or Google Play to manage your transactions on the go.

You only have to set up your account once to use Qualia for all of your real estate transactions. 

For Buyers and Sellers 

Once we receive your purchase agreement from your agent or lender, we will create a file for your transaction. Once this file is created, you'll receive a link from Qualia to set up your account. 

  1. Check your email for a link from Qualia to set up your account.
  2. Click the link to set up your account. Make sure to enable notifications from the app so that you can view real-time updates and requests.
  3. Log in from anywhere to check the progress of your file, submit documents, or ask questions securely. 

Qualia Connect is the only way we will communicate electronically with our homebuyers.


Qualia FAQ

Can my admin use my Qualia account?

Yes! As long as your Admin also has a Qualia account, you can add them to your team. This eliminates the need to share passwords or secure login information. To add an admin (or anyone else to your team), go to the menu in the top left of your screen. Click “manage”, and then click, “invite user” to invite another user to your team. Enter their information and email address, and then they’ll receive an invitation email with further instructions. 

My client doesn’t have a smartphone or is skeptical about using Qualia Connect. What should they do?

We want every client to feel confident and comfortable throughout the entire closing process. If your client is uncomfortable using Qualia Connect, have them give our office a call. We will gather their informational manually so they can have a worry-free closing.

What should I do if I’m having technical difficulties?

Agents, lenders, and homebuyers love Qualia because it’s so easy to use. But if you run into technical difficulties, please call your BLT office or escrow officer. We’ll get you the help you need.

Is Qualia really safer than email?

Yes, the Qualia Connect portal is a much safer way to communicate electronically about real estate transactions. Qualia features industry-leading security certifications, including SOC 2 Type II certification, ISO 27001 certification, and the ALTA Pillar 3 certification. Qualia also features 2-factor authentication to protect client data.
