BLT Ashland is Now Open
Our commitment to serving clients across Kentucky with professional title and closing services now extends to Eastern Kentucky and Southern Ohio through the Ashland office. This location delivers the same level of expertise and care that has made Bluegrass Land Title the state's largest title agent, combined with a deep understanding of the local market.
The Ashland office is led by Kelsey Moore, who serves as both market president and closing attorney. Moore brings years of experience in real estate law along with a deep understanding of the local market. She’s joined by a team that has worked together for nearly four years, combining established relationships throughout the region with the backing of BLT’s statewide resources.
This combination of local expertise and company-wide support means that clients work with familiar faces who understand the region’s specific needs while having access to the technology, systems, and specialized resources that come with being part of a statewide operation.
"We're excited to bring our small team feel and our already established roots to this market," Moore says. "And we're ready to grow with the market as business continues to come into the area."
The Ashland-Area Market
Eastern Kentucky’s real estate market has its own distinct character that requires local understanding and specialized expertise. The region presents challenges and complexities that differ significantly from those typically encountered by title professionals in larger markets.
"In the more rural areas like Eastern Kentucky, we have access issues, survey issues, and difficult title issues that typically only present themselves in rural markets," Moore explains. “The work here involves a mixture of platted subdivisions and rural properties, and each brings unique title considerations.” These varied, challenging transactions keep the work dynamic and require professionals who can navigate the specific legal and practical issues that arise in rural real estate.
For Moore, this complexity is precisely what makes Eastern Kentucky an engaging place to practice real estate law. Working as a title attorney in a smaller market allows you to develop expertise quickly because you encounter problems that don't surface as frequently in larger markets. "Even though the work may seem similar day to day, it's really not," she says. "That variety is what made me fall in love with title work."
The region is also experiencing significant growth. Recent additions, such as a newly opened casino and quarter horse racetrack currently under construction, bring new energy to the area, attracting residents and creating increased real estate activity. Bluegrass Land Title is positioned to grow alongside Ashland and the surrounding communities. The combination of established local roots and a small team approach means the office can provide the personal attention the community values while supporting continued development throughout the region.
Meet the Team at BLT Ashland
The Ashland office brings years of collective expertise across escrow operations, closing services, and business development. These team members have worked together previously and understand each other's strengths, creating a dynamic that translates to smooth operations from day one.
Kelsey Moore leads the office as market president and closing attorney. Before discovering her passion for real estate law, Moore spent seven years practicing medical malpractice defense. Her role as market president allows her to oversee operations while staying hands-on with challenging title issues: she can review titles, solve complex problems, and conduct real estate closings.
Moore's connection to the region runs deep. "I'm from Louisa, Kentucky, so this is really kind of like home to me," she says. "Ashland is not far from where I'm from, and it's nice to be able to give back and feel like I'm making a difference in the community that essentially raised me."
The team also includes Kelli McDaniel, Escrow Officer, who brings an extensive accounting background to her role. She handles settlement statements and balances with exceptional attention to detail, managing the critical work behind the scenes that gets transactions to the closing table.
Larry Moon, Closing Agent, serves as the team's jack-of-all-trades. He answers phones, handles post-closing tasks, greets clients, and conducts closings. He's often the first smiling face you'll see when you walk through the door.
Cassidy Salyers, Business Development Officer, is dedicated to building and maintaining relationships with real estate professionals throughout the local community—both in Eastern Kentucky and in the surrounding Ohio areas. Having worked in both escrow and business development roles previously, Cassidy is willing to go the extra mile to get your deals to the closing table.
Together, this team combines local market knowledge with proven experience working as a unit. The result is a group that can anticipate each other's needs, communicate efficiently, and deliver consistent service to every client.
Serving the Ashland Area and Beyond
The Ashland office serves as a hub for real estate transactions throughout Eastern Kentucky and Southern Ohio. The primary Kentucky footprint includes Boyd, Greenup, Carter, and Lawrence counties, while Ohio coverage extends to Lawrence and Scioto counties, with a particular focus on Ironton, located directly across the river from Ashland.
As part of Bluegrass Land Title’s statewide network, the office can also handle transactions in all 120 Kentucky counties. This geographic positioning makes the team accessible to real estate professionals working throughout the tri-state region.
Serving clients across state lines adds another dimension to the work. Each state has different requirements for getting to the closing table, from documentation to regulatory compliance. Rather than viewing this as a burden, the team sees it as an opportunity. "We like having new challenges," Moore says. "The work never gets mundane or boring."
This multi-state expertise benefits clients who work in multiple markets. Real estate professionals operating in both Kentucky and Ohio can rely on a single title partner who understands the nuances of each state's requirements and can handle transactions seamlessly on both sides of the river.
What to Expect When Working With BLT Ashland
Bluegrass Land Title is Kentucky's largest title agent, but the Ashland office maintains a small company feel with personalized attention backed by enterprise resources. "Even though we're the largest title agent in Kentucky, we maintain that small company feel," Moore says. "Clients get the personalized attention they want and deserve."
The small team approach ensures that clients get the responsive communication and personal attention they need to make it to the closing table. At the same time, the backing of a larger organization provides significant advantages. "We have the benefit of being part of something that's larger so that we have the resources on deck to get your deals to the closing table faster," Moore explains. Full departments handle clearing, order entry, and support, ensuring transactions continue moving forward even when team members are out of the office or during busy seasons.
The Ashland office also has access to the latest technology, including Qualia Connect and tools that weren't previously available in this market. Real estate professionals can get title quotes online at their fingertips. And BLT's leadership remains accessible and invested in local success. “ Our owners, John Williams and Emily Grant, are so accessible and invested in our success," Moore says. "They engage directly with our team to make sure we have what we need to serve our clients well."
The closing experience reflects this same balance of professionalism and personal touch. The recently remodeled office in the Sky Tower offers what Moore describes as "the absolute best closing view in town”. The space is bright and open with natural light, and clients can see the bridges and the city from the closing table.
Thoughtful details enhance the experience. TVs display property photos so clients can capture the moment. A coffee bar with an espresso machine and beverage fridge keeps everyone comfortable. The team is available by phone, email, or text—even outside typical business hours—to answer questions and help you finalize deals. The office also plans to feature realtors and lenders in the space, celebrating the partnerships that make successful closings possible.
Whether a closing represents a happy milestone or a bittersweet transition, the focus remains on making the day special for everyone involved.
Building Partnerships in Eastern Kentucky and Ohio
BLT's success in Ashland depends on being a strong partner to the local real estate community and giving back to the region. The office is an active member of the Ashland Area Board of Realtors, with plans to join additional local boards as growth continues. This involvement reflects a commitment to educating realtors and lenders about title insurance and efficient closing processes while staying connected to the pulse of the local market.
Community involvement extends beyond industry relationships. Whether the contribution is large or small, the goal remains the same: to continue having a positive impact in the communities where the team lives and works.
For Moore and her team, building partnerships means fostering relationships with the realtors and lenders they've served for years while welcoming new connections. The vision is straightforward: "Continued growth and positive change in the Ashland community and surrounding areas."
Real estate professionals are welcome to visit the office anytime, even just to check out the space and have coffee. The team wants to be accessible, approachable, and ready to support the work that agents and lenders do every day across Eastern Kentucky and Southern Ohio.
The Ashland office is open and ready to serve Eastern Kentucky and Southern Ohio with experienced professionals who are invested in the community's success. The team brings established local relationships, years of collaborative experience, and the backing of Kentucky's largest title agent to every transaction.
Real estate professionals and homebuyers are invited to schedule closings and experience the difference that responsive service and thoughtful attention to detail can make. The office is also hosting an Open House on December 5th from 3:30 to 6:30 PM so clients can have an opportunity to see the new space, meet the team, and enjoy the view that makes this office special.
As Ashland and the surrounding communities continue to grow, BLT is here to grow alongside them, providing the professional title and closing services that help real estate professionals and their clients succeed.
