"If we want to be the place that you can come to for all of your real estate transaction needs, be it great real estate closings, education, or great coffee, we want to be an ecosystem that can assist our clients with all of that," Harper explains. "Indiana was the missing piece.”
Now fully licensed in Indiana, Bluegrass Land Title can serve clients on both sides of the river. Clients who need title and closing services in Kentucky and Indiana can work with the same team, building on relationships they've already established rather than starting fresh with an unfamiliar company for their Indiana transactions.

The company needed attorneys licensed to practice law in Indiana and a separate license to sell or broker title insurance in the state. Two Bluegrass Land Title attorneys, including Harper, went through the process of becoming licensed to practice law in Indiana. The licensing process ensures Bluegrass Land Title can serve Indiana clients with full legal capability, operating at the same level as any established firm in the state.
Harper also describes the expansion as an opportunity to integrate with Indiana's real estate community. The company seeks to curate events designed to reflect local character, and Indiana offers a chance to build relationships and a presence that fits the personality of those specific communities rather than simply operating as a Kentucky office serving clients across state lines.

The escrow officers that clients already work with at Bluegrass Land Title can now also handle their Indiana transactions. "A lot of our clients have really strong relationships with our escrow officers—the team members they work hand in hand with putting files together," Harper notes. "Being able to tell them they can work with those same people for Indiana transactions is something they get excited about."
Bluegrass Land Title offers several options for Indiana closings. Clients can close at the Louisville, KY, office if they prefer the full Bluegrass Land Title office experience. Alternatively, closings can take place at a real estate brokerage, a lender’s office, at the property location, or with a mobile notary who can meet clients at a location of their choosing.
In the coming months, BLT plans to establish a brick-and-mortar presence in Southern Indiana. "Location is very important, and the building itself needs to be something that meets our brand. Right now, we're waiting until we find the right opportunity,” Harper explains.
